Why you do NOT see ALL the properties that are offered for sale when you search the internet.

National Association of Realtor’s (NAR) policy allows for individual Real Estate Companies to “opt-out” of IDX, the proprietary software that allows you to “search” for listings on the internet.

Several major companies on the island have chosen to exclude their listings from this service in the hopes of driving you to their sites for their listings. Additionally Hualalai Resort and Kuki’o Resort, as well as most other true luxury developments at both Mauna Lani (Pauoa Beach / KeKailani) and Mauna Kea (Kauna’oa) do not post either their listings or sales to the Multiple Listing Service (MLS), the database that the IDX software searches.

Please also note that Hualalai and Kuki’o Resorts attempt to drive you to their websites where they can harvest your contact information and input you into their database. Once you are in their database the seller/developer will no longer pay an independent agent, like myself, agent to represent your interests. Just remember when you work with an in-house resort agent, even though they act like your friends, they have a fiduciary relationship to represent the seller exclusively. Please contact Ric before walking into or calling a sales office at any resort development if you want independent representation without additional cost to you.

Although the goal of this site is to provide you with the most accurate and current information available, I am limited by the procedural rules of the NAR, and thus my website as well as all others is unable to provide you with a true portal to the market on-line.

That being said, once you have made contact with me directly, and explained what it is that you are looking for, I can provide you with totally personal in-depth research specific to your needs that will include properties within ALL the resorts whether they are listed in the MLS or not.
